PROPERTY TAX GUARDIANS

Is the county taxing your home for more than it's worth?

We compare your county assessment against recent sales of similar homes near you — all from public records. If the numbers look high, we show you exactly why, and give you everything you need to appeal it yourself.

That code should be the 10 digits printed on your card.
Free to look. No payment information needed to see your savings review.
We check our analysis of your county's public records — free either way.

How it works

No contingency contracts, no one showing up at your door, and nobody files anything for you. It's your appeal — we just do the homework.

1

We review the public record

Our system compares your county's assessed value against recent sales of comparable homes — matched on location, size, and age — using the county's own published data.

2

You see your evidence, free

Scan the QR code or enter the code from your card. Your free savings review shows the county's number, the comparable sales, and what the gap could mean for your annual bill. Looking is always free.

3

Appeal it yourself — with our packet

If you choose to act, a flat one-time fee — between $49 and $249, sized to your finding — gets you the complete packet: your comparable sales, the county forms filled in, filing instructions, and what to say at the hearing.

Simple, flat pricing

Most appeal firms charge a percentage of your savings, year after year. We charge a flat one-time fee, sized to your finding — and the bigger your finding, the smaller our share of it.

THE GUARDIAN PROMISE

If the county doesn't budge, we don't quit — and we don't charge.

File your appeal by your county's deadline, and if the county doesn't reduce your assessment, we keep working at no charge: next year's savings review, a fresh appeal packet, and refiling are on us — plus six months of Gold monitoring, free. And because we track the county's decisions ourselves, there's nothing to claim: it happens automatically.

One more protection, up front: if your evidence is only modest, we'll tell you not to buy. Your free savings review grades your case honestly, and we only offer the packet when the numbers strongly favor you.

Promise applies to appeal packets for petitions filed by the county deadline. Terms provided at purchase.

The honest fine print: the county property appraiser makes the final decision, and no one can guarantee a reduction. What we can promise is real evidence from public records, a complete packet, and a flat fee that doesn't touch your savings. Your exact price depends on the size of your finding — smaller findings pay less ($49 minimum), larger findings pay more ($249 maximum), and either way it stays a small fraction of the first-year estimate. If your home also appears to be missing a homestead exemption, we'll tell you — applying for that is free directly with your county, and we'll point you to it.

Questions people actually ask

Is this legitimate? It feels like junk mail.
Fair question — plenty of mail in this category isn't. Here's our deal: we're a private Florida company (Property Tax Guardians LLC, Boca Raton). We are not affiliated with any government agency and we'll never pretend to be. Your review is built from your county's own published records, the savings review is free to look at, and we only charge if you buy the packet. You can verify every comparable sale we show you in the county's public database.
Do you file the appeal for me?
No — and that's by design. You file it yourself with your county, using the packet we prepare. That keeps you in control, keeps our fee flat, and means we never act as your representative or agent.
What if my appeal doesn't win?
Then the Guardian Promise kicks in automatically: next year's savings review, a fresh appeal packet, and refiling are free — plus six months of Gold monitoring on us. We keep working at no additional charge until the county moves. No one can guarantee what the county decides, but you'll never pay us twice to find out. We track the county's decision ourselves, so there's nothing to claim.
How much money is typically at stake?
It varies by home and county. Findings we flag are commonly in the range of several hundred to a few thousand dollars per year, estimated from your county's published tax rates. Your savings review shows the estimate for your specific property — and how we got it.
What's a homestead exemption, and why did my card mention it?
Florida homeowners who live in their home can exempt part of its value from property tax. If our review of public records suggests your home is owner-occupied but has no homestead exemption on file, we'll tell you. Applying is free, directly with your county — you don't need us (or anyone) to do it, and we'll say exactly that.
Where did you get my information?
From public records: county property appraiser rolls and recorded sales. We don't have (and don't want) anything private — no financial details, no personal data beyond what your county publishes about the property itself.
Is there a deadline?
Yes. In Florida, the window to petition runs about 25 days after your county mails its TRIM notice (usually mid-August), which puts most deadlines in September. Your savings review shows the date for your county.
